Pre-Listing Home Inspections

A pre-listing home inspection helps you understand the visible condition of your home before it goes on the market. It can identify concerns earlier, provide more time to consider repairs or estimates, and help reduce surprises after a buyer submits an offer.

Seller’s Home Inspections in Upper Michigan and Northeast Wisconsin

KNOW BEFORE YOU LIST

Know Before You List

PRO-TEC Inspections provides pre-listing and seller’s home inspections for homeowners, landlords, investors, and real estate professionals throughout Upper Michigan and Northeast Wisconsin.

A buyer’s home inspection may identify concerns after an offer has been accepted. At that point, sellers may face repair requests, additional negotiations, changing timelines, or uncertainty about how to respond.

A pre-listing inspection identifies concerns earlier, while you still have time to consider your options. It may help you:

  • Reduce surprises during the transaction
  • Identify repair and maintenance needs
  • Obtain estimates before listing
  • Decide which items to repair or disclose
  • Prepare the property more effectively for sale
  • Provide your real estate agent with more information about the property
  • Support a smoother, more transparent transaction

A seller’s inspection does not mean every condition must be repaired. It gives you information so you can make informed decisions before listing the home.

WHAT WE INSPECT

What We Inspect

A PRO-TEC pre-listing home inspection covers the visible and readily accessible systems and components of the home, including:

  • Roofing and exterior
  • Foundation and structure
  • Basements and crawlspaces
  • Electrical and plumbing systems
  • Heating and cooling systems
  • Interior rooms and components
  • Attic, insulation, and ventilation
  • Garages, decks, porches, and other included structures

The inspection is visual and non-invasive. Concealed, inaccessible, obstructed, or otherwise limited conditions cannot be fully evaluated.

YOUR INSPECTION REPORT

More Than an Inspection Report

You receive a detailed electronic report with clear explanations and extensive photo documentation.

Photos are included with individual inspection comments so you can clearly see the condition being described and know where it was found. We also include general views of the home and property, creating a broader visual record of the property’s visible condition at the time of the inspection.

Video may be included when movement, operation, leakage, or another condition is better shown in motion than in a still photo.

Depending on the findings, the report may identify:

  • Significant defects and safety concerns
  • Components needing repair
  • Items needing further evaluation
  • Maintenance and monitoring recommendations
  • Areas that were inaccessible or limited

Seller inspection reports are delivered within 24 hours of the inspection.

Clear information before you list. Fewer surprises before you close

GOOD TO KNOW

What to Expect with Your Inspection

When Should You Schedule a Pre-Listing Inspection?

Ideally, the inspection should be completed before the home is listed. This allows time to review the findings, obtain estimates, complete selected repairs, and discuss disclosure or listing decisions with your real estate professional.

A pre-listing inspection may also be completed after the home is listed if the seller wants more information before a buyer’s inspection takes place.

Use the Information to Prepare

After receiving the report, you can review the findings with your real estate agent and decide how best to prepare the property.

Depending on the circumstances, you may choose to:

  • Complete selected repairs
  • Obtain contractor estimates
  • Disclose known conditions
  • Adjust the listing strategy or price
  • Leave certain items for the buyer to consider
  • Decide, with your real estate professional, whether and how inspection information may be used during the transaction

The goal is not to make the home perfect. It is to help you enter the sale with fewer unknowns and more time to make thoughtful decisions.

Additional Optional Testing and Property Services

Additional services may be coordinated with the inspection, including:

  • Radon testing
  • Mold inspections and mold testing
  • Water testing
  • Well inspections
  • Septic evaluations
  • Indoor air quality testing

Let us know which services you need when scheduling so they can be coordinated with the inspection.

Additional Buildings and Structures

The standard home inspection includes the home and one typical garage, whether attached or detached.

Additional dwelling units, garages, large outbuildings, and other structures may be inspected for an additional fee when arranged in advance.

FREQUENTLY ASKED QUESTIONS

Pre-Listing Inspection Questions, Answered

The inspection process is similar, but the purpose is different. A seller’s inspection is completed before or during the listing process to help the owner identify concerns and prepare for the sale.

No. A buyer may still hire an independent inspector. A pre-listing inspection helps the seller prepare, but it does not prevent or replace a separate buyer’s inspection.

No. The report provides information. You and your real estate agent can decide which items to repair, disclose, obtain estimates for, or leave for the buyer to consider.

That decision should be discussed with your real estate agent and, when appropriate, your legal advisor. Some sellers share the complete report, while others use it primarily to prepare the property and assist with disclosure.

The inspection is most useful when completed before the home is listed. This allows time to review the findings, obtain estimates, and make informed decisions. It may also be completed after listing if the seller wants more information before a buyer’s inspection.

No. Conditions can change, accessibility may differ, and inspectors may report or prioritize observations differently. A pre-listing inspection helps reduce unknowns, but it cannot guarantee that another inspection will produce identical findings.

We are typically on site for three to four hours. The actual time depends on the size, age, condition, and complexity of the property.

Seller inspection reports are delivered within 24 hours of the inspection.
