You can schedule online or contact PRO-TEC by phone, text, or email. We will gather information about the property, the services you need, and any inspection deadlines.
Pricing depends on the type, size, age, location, and complexity of the property, along with any additional services requested. Contact us with the property address and the services you need, and we will provide the inspection fee.
Availability varies with the season and our current inspection schedule. Contact us as soon as you know the property address and inspection deadline so we can reserve the appropriate amount of time.

DURING THE INSPECTION
During the Inspection
We are typically on site for three to four hours. The actual time depends on the size, age, condition, and complexity of the property. Older homes, rural properties, additional dwelling units, and properties with outbuildings may require more time.
No. It can be helpful to attend the final portion of the inspection so we can review the more important findings and answer your questions.
If you cannot attend, your report will include detailed written explanations, extensive photo documentation, and video when a condition is better shown in motion. We also remain available afterward to answer questions about the report.
The client and real estate agent may attend. When possible, we ask that attendance be limited to those directly involved in the transaction.
A home inspection requires concentration and a consistent routine. Clients are welcome to attend the final portion, when we can review the more important findings and answer questions without interrupting the inspection process.
No. A home inspection is not a pass-or-fail test. It provides information about the visible and accessible condition of the property so you can make a more informed decision.
No inspection can identify every possible condition. A home inspection is visual and non-invasive. Conditions that are concealed, inaccessible, obstructed, or not present at the time of the inspection may not be identified.

A Thorough, Non-Invasive Inspection
We are typically on site for three to four hours, documenting the visible and accessible condition of the property with extensive photos and video so nothing important goes unrecorded.

INSPECTION REPORTS
Inspection Reports
Home inspection reports are delivered within 24 hours of the inspection. If you are working with a tighter deadline, let us know when scheduling, and we will do our best to accommodate it.
Your electronic report may include:
• Written inspection findings
• Significant defects and safety concerns
• Components needing repair
• Items needing further evaluation
• Maintenance and monitoring recommendations
• Areas that were inaccessible or limited
• Extensive photo documentation
• Video when a condition is better shown in motion
Our reports often contain several hundred photos. Photos are included with individual inspection comments so you can clearly see the condition being described and know where it was found. We also include general views of the exterior, roof, yard, interior rooms, basement, attic, crawlspace, garage, and other accessible areas. These photos provide a broader visual record of the property as it appeared on the day of the inspection. A clear inspection today. A valuable property record for years to come.
Yes. We remain available after the inspection to answer questions and clarify the report findings.

Yes. PRO-TEC provides commercial building inspections and property condition assessments for buyers, investors, lenders, owners, landlords, property managers, nonprofit organizations, and real estate professionals. Commercial inspections are quoted individually based on the building, scope, size, use, complexity, and reporting requirements.
Our standard home inspection fee includes the home and one typical garage, whether attached or detached. Additional garages, pole buildings, barns, sheds, rental units, and other structures can also be inspected. Additional structures may require more inspection time and an added fee. Let us know about all buildings on the property when scheduling so we can reserve enough time and provide an accurate price.

• Indoor air quality testing
• Additional dwelling units
Most services can be completed or coordinated with the home inspection. Septic evaluations may require separate scheduling when pumping or other specialty services are involved.
No. PRO-TEC provides independent inspection and testing services. If mitigation, remediation, repair, or further evaluation is needed, we recommend contacting an appropriate qualified contractor or specialist.
PRO-TEC serves Upper Michigan and Northeast Wisconsin, including Menominee, Marinette, Escanaba, Gladstone, Iron Mountain, Kingsford, Green Bay, Oconto, Shawano, and surrounding communities. Our primary service area includes Menominee, Delta, and Dickinson Counties in Michigan and Marinette, Oconto, Brown, Shawano, and Florence Counties in Wisconsin. Service outside these areas may also be available.
