Commercial Building Inspections

A commercial building inspection should provide more than a list of defects. It should help you understand the building’s overall condition, identify systems requiring attention, and recognize expenses that may affect your investment, financing, management, or ownership plans.

COMMERCIAL INSPECTIONS

Practical Information for Commercial Decisions

Commercial properties vary widely in age, construction, use, condition, and complexity. An office building, apartment property, retail space, church, warehouse, or mixed-use building may each require a different inspection approach.

We inspect a wide range of commercial and investment properties, including:

  • Office, professional, retail, and mixed-use buildings
  • Warehouses, light industrial buildings, and commercial garages
  • Apartment and multifamily properties
  • Restaurants, service businesses, and storage buildings
  • Churches and nonprofit facilities
  • Rural commercial properties and buildings with additions, renovations, or changes in use

Older buildings, multiple tenant spaces, complex mechanical systems, additions, and outbuildings may require additional inspection time or a broader scope.

INSPECTION SCOPE

What May Be Included

A commercial inspection should provide more than a list of defects. It should help you understand the building’s overall condition and the expenses that may affect your investment, financing, or ownership plans.

Depending on the property and agreed scope, the inspection may include:

The inspection is visual and non-invasive.

  • Site grading, drainage, paving, parking areas, walkways, steps, and railings
  • Roofing systems, roof drainage, exterior walls, windows, and doors
  • Foundations, visible structural components, basements, and crawlspaces
  • Electrical service and distribution, plumbing systems, and visible piping
  • Heating, cooling, and ventilation equipment
  • Interior areas, common spaces, attics, insulation, and ventilation
  • Visible fire separation and life-safety components
  • Garages, outbuildings, accessory structures, moisture intrusion, and water damage

OUR APPROACH

A Scope Built Around the Property

Commercial inspections are not one-size-fits-all. Before preparing a proposal, we review the property address, available listing or building information, size, use, age, construction type, number of units or tenant spaces, mechanical systems, roof type and accessibility, additional buildings, known concerns, client objectives, and deadlines.

Detailed Commercial Reporting

Clients receive a detailed electronic report with clear explanations and extensive photo documentation. Depending on the agreed scope and findings, the report may include:

  • Significant defects, safety concerns, and deferred maintenance
  • Components needing repair, replacement, or further evaluation
  • Maintenance, monitoring, and general condition observations
  • Accessible and inaccessible areas
  • Photos connected to individual findings and video when motion better demonstrates a condition
