Mold Inspections & Testing

Musty odors, basement moisture, roof leaks, plumbing leaks, and past water damage can all create conditions where mold may develop. PRO-TEC Inspections provides mold inspections and testing for home buyers, owners, sellers, landlords, and real estate professionals throughout Upper Michigan and Northeast Wisconsin.

WHEN TO TEST

When Mold Testing May Be Recommended

Mold testing may be worth considering when there are signs of moisture, water damage, or indoor air quality concerns. Common reasons clients request mold testing include:

  • Musty or damp odors
  • Basement or crawlspace moisture
  • Previous roof or plumbing leaks
  • Water staining on walls, ceilings, or trim
  • Visible or suspected mold growth
  • Condensation or high indoor humidity
  • Indoor air quality concerns
  • Vacant or poorly ventilated homes
  • Real estate transactions
  • Follow-up testing after cleanup or repairs

Not all mold concerns are visible. Mold may be hidden behind walls, under flooring, in attics, crawlspaces, or other concealed areas where moisture has been present.

UNDERSTANDING THE PROCESS

Mold Inspection vs. Mold Testing

A mold inspection looks for visible mold, moisture problems, water damage, and conditions that may support mold growth. Mold testing involves collecting air or surface samples and submitting those samples to a laboratory for analysis. PRO-TEC offers both — we evaluate the property conditions and, when appropriate, collect samples to provide clearer information about possible mold concerns.

What Our Mold Inspection May Include

Depending on the property and the concern, our evaluation may include:

  • Visible mold or suspected growth
  • Water staining or moisture damage
  • Basement and crawlspace conditions
  • Attic ventilation and roof leak indicators
  • Plumbing leak indicators
  • Condensation and humidity concerns
  • Prior water damage areas
  • Exterior drainage conditions affecting basements

When conditions warrant, moisture meters and thermal imaging equipment may also be used to help identify possible hidden moisture concerns.

SAMPLING & ANALYSIS

Air & Surface Sampling

Air sampling compares indoor mold spore levels with outdoor conditions, helping determine whether indoor levels appear elevated compared to the outside control sample. Surface samples may be collected from suspect areas or visible growth to help identify mold present on a specific material or surface.

Our standard mold testing package includes:

  • One outdoor control sample
  • Two indoor air samples
  • Additional samples collected when needed

Independent Laboratory Analysis

Samples are submitted to an independent qualified laboratory, with most results typically available within three to five business days. Clients receive a laboratory report, a written interpretation of the findings, and practical recommendations when appropriate. We do not simply hand over lab numbers — our goal is to help you understand what the results mean and what the next reasonable steps may be.

GOOD TO KNOW

Who Mold Testing Helps

Mold Testing During Real Estate Transactions

Mold concerns can become important during a real estate transaction, especially in homes with basement moisture, previous water damage, roof or plumbing leaks, musty odors, crawlspace concerns, long periods of vacancy, poor ventilation, or older construction. Adding mold testing to a home inspection can provide additional information before closing and may help buyers, sellers, and agents make more informed decisions.

For Homeowners, Landlords & Property Owners

Mold testing is not only for home buyers. Property owners may request testing when dealing with tenant concerns, water damage events, basement dampness, suspected indoor air quality issues, post-remediation verification, rental property maintenance, or pre-sale preparation. PRO-TEC’s long-term experience with residential construction, remodeling, inspections, and rental property ownership helps us look beyond the sample itself and consider the building conditions that may be contributing to the concern.
